Owned audience
Written to sound like a community, not a corporate blast.
Newsletters, family updates, and prospect nurture that people actually open. Email produces the lowest cost per lead of any channel measured, and it is the one audience no platform can take away from you.
- $30M+ Ad spend managed
- 100+ Communities served
- +47% Avg 90-day tour lift
- 28× Peak ROAS
The leak
Three reasons this is underperforming.
Most senior living email is a monthly newsletter about the activities calendar, sent to everyone, opened by almost nobody. It burns the list slowly and does nothing for census.
- 01
The monthly activities newsletter goes to everyone and is opened by almost nobody.
- 02
Professional referral sources drive your highest-converting inquiries and hear from you never.
- 03
Deliverability quietly degrades until the mail families want stops reaching the inbox.
End to end
How we run it.
Segmented by relationship
Prospects, families of current residents, professional referral sources, and past inquiries need entirely different messages. One list sending one email serves none of them.
Written in the community's voice
Real names, real events, real photographs. The families who forward your email to a sibling are the ones who felt like they were reading about a place, not a brand.
Referral source cultivation
Hospital discharge planners, home health agencies, and elder law attorneys drive the highest-converting inquiries you get. Almost nobody emails them consistently.
Deliverability maintained
Authentication, list hygiene, and re-engagement, so the mail reaches the inbox. This is unglamorous and it is where most programmes quietly fail.
What you get
- List audit, segmentation, and hygiene
- Template design in the community's brand
- Monthly family and prospect campaigns
- Professional referral source programme
- SPF, DKIM, and DMARC authentication
- Deliverability and engagement reporting
Generalist agencies vs. Inertia
The difference is the starting line.
A generalist agency
- Learns senior living on your budget
- One account for every community
- Reports on impressions and engagement
- Percentage of media spend
- Annual contract, then a renewal conversation
Inertia
- Knows IL, AL, MC, and CCRC dynamics on day one
- Campaign per community, budgeted to occupancy
- Reports on cost per move-in and cost per hire
- Flat monthly fee
- 90-day initial period, no long-term lock-in
Operator FAQ
The questions we actually get asked.
Can we email a purchased list?
It is possible and it is usually a mistake. Purchased lists damage deliverability for your entire domain, which puts the mail your families actually want at risk. If you want to reach a cold audience, paid channels are the safer instrument.
How often should we send?
Monthly to families and prospects, and no more than that unless you have something genuinely worth saying. Referral sources tolerate more if the content helps them do their job.
What open rate should we expect?
Senior living family lists run well above general B2C, often 30% to 45%, because the audience is genuinely invested. If you are under 20%, the problem is usually list quality or deliverability rather than subject lines.
Pairs well with
Marketing Automation
Senior living has one of the longest and most emotional sales cycles in any industry. Trigger-based sequences keep you present through months of deliberation, and reactivate the inquiries your sales team stopped calling.
Social Media Management
Resident stories, staff spotlights, and event coverage published on a real calendar. This is the proof families look for after they click the ad, and the thing prospective caregivers check before they apply.
Real-Time Dashboards
One view across ads, organic, automation, calls, and CRM. Your executive director, your CFO, and your regional all see the same data at the same time, and nobody waits until Friday for a slide deck.
